The second installation of the Countryway Market Statistics Report is here. In this post are the new listings and price reductions from the past two weeks, along with a bar graph including pending sales and sold properties.

These stats are taken from the homes directly surrounding the Countryway Golf Club.

Countryway Golf Club Market Statistics

The first Market Update Report this week covers Countryway Golf Club, in the 33635 zipcode of Tampa, FL. Countryway Golf Club is an 18 hole executive public golf course.

This update covers the homes that directly surround the golf course.

You’ll notice I’ve taken the List Price per Sq.Ft.(LP/SqFt) off of the graph and replaced it with the List Price to Sold Price Ratio (LP/SP Ratio). I think this is a more informative stat and plan on using it going forward. If you would like to see the LP/SqFt or any other stat category, shoot me a comment and I will try to oblige.

These sold statistics are for the past 12 month period. Like most of Tampa Bay, this area saw an increase in sales for June and July. The summer months, the first time home buyer credit and drastic reductions in value are the primary factors for this occurrence.

Later I will be posting a Hot Sheet report showing all new listings, sales, pending sales, and price changes over the previous 2 week time period for this same area.
